February 2026 Rent Increase Rate: What is the Rent Increase Rate? How much will the rent increase in February 2026, how much TL?

February rent increase rate released alongside the release of January inflation data. With the first inflation data of the year released by the Turkish Statistical Institute (TUIK), the updated 12-month CPI data, which affects the rent increases eagerly awaited by landlords and tenants, has been released. Tenants whose leases expire in February and those who are renewing their leases will receive raises for home and business owners based on current 12-month CPI figures. What is the rate of rent increase? How much will the rent increase in February 2026, how much TL?

Following the January inflation data released by the Turkish Institute of Statistics (TUIK), the rent increase rate for February was announced. Updated 12-month CPI data, which determines rent increases in homes and workplaces, has been released. With January inflation data, which is a major concern for landlords and tenants, tenants whose leases expire in February 2026 will begin paying landlords at the current rent increase. Last month, the CPI rate of change over the 12-month average was announced at 34.88 and rent increases were applied at this rate. This is the new rent increase in February.

WHAT IS THE RATE INCREASE RATE IN FEBRUARY?

According to January inflation data released by TÜİK on February 3, 2026, the average CPI index for the 12 months to February was calculated as 33.98%. This rate will be applied where there is a legal limit on rent increases in housing and workplaces.

 

In other words, in February 2026, residential and workplace owners will be able to increase rents for their tenants by a maximum of 33.98%.

 

Because the 25% cap on rent increases expires on July 1, 2024 and has not been extended, rents are now calculated using the 12-month CPI average. In this context, landlords will be able to increase rent at the current CPI level in February.
