Rent increase rate in December 2025: What is the rent increase rate and percentage? On the agenda of landlords and tenants

The December rent increase has been announced. With the release of November inflation data, rent increases are high on the agenda for landlords and tenants. With the CPI data released by the Turkish Institute of Statistics (TUIK), the 12-month update data's impact on the rent increases that landlords and tenants are eagerly waiting for has become clear. Tenants whose leases have expired and are renewing their leases in December will receive a pay increase for home and business owners based on current 12-month CPI figures. So what is the December rent increase, what percentage?

The Turkish Statistical Institute (TUIK) has released updated 12-month CPI data, which is decisive in the rate of rent increase in December. Along with November inflation data, which is a major concern for landlords and tenants, the new rent increase rate has been determined for those who will renew their contracts in December. Last month, the rate of change of CPI according to the 12-month average was 37.15. According to published November data, the average CPI index over the past 12 months has become clear and this rate will be decisive in increasing house and workplace rent prices in December.

WHAT IS THE RATE INCREASE IN DECEMBER?

According to inflation data published by TUIK on December 3, 2025, the average CPI for the 12 months to December was calculated as 35.91%. This rate will be applied where there is a legal limit on rent increases in housing and workplaces.

In other words, in December 2025, residential and workplace owners will be able to increase rents for their tenants by a maximum of 35.91%.

Because the 25% increase cap on rents expires on July 1, 2024 and has not been extended, rents are now likely to increase in line with the CPI's 12-month average. In this context, landlords will be able to increase rent at the current CPI level in December.
