The environment, urbanism and climate change of housing development agencies (Toki) and Emlak Konut Gyo cooperated with the application of “real estate certificates”, small investors are authorized as an alternative investment model that allows small investors to share with low money. Curious issues about the application have been synthesized in 10 questions. 1- What is the purpose of the new system? The Ministry of Environment, Urbanism and Climate Change has entrusted a new model to ensure that citizens cannot meet obligations such as paying down and loans to become the owner of the house. Developed with an understanding of “reduction”, the system provides real estate investment opportunities with small savings. This model aims to increase the ability of citizens to own houses and balance the rent. The system, which can be invested with small savings without paying credit and obligations, is sent to the vast segment of society by providing convenience in accessing houses. 2- How will the application work? In the system, implemented with the guarantee of Totub and Emlak Konut, citizens will be able to buy real estate certificates under the control of the capital market council (CMB) according to their budget. The certificate will be traded on Borsa Istanbul. Anyone who wants a lower or lower limit will be able to participate in this investment model. 3- When and how are the certificates provided for sale? Certificate, 7 Table 59 Cents at 4-8 August will be provided to the public through collecting demand. Since August 11, it can be bought and sold in Borsa Istanbul. 4- Which project will be invested? The first application started with the Damla City House project will be built in Başakşehir, Istanbul. A total of 5 thousand 325 houses will take place in the project. In the first place, a certificate will be sold to 1540 houses. The construction will start on October 1 and will be completed on February 4, 2029. 5- How will the certificate be evaluated? The real estate certificate provides three different income models for investors: ASLI ADTUBM (home ownership): Investors can accumulate a certain number of certificates and have direct housing. This process will operate in the period from February 5, 2026-4-4-4, 2028. Secondary action (income partnership): Investors cannot achieve a large number of certificates that will receive a part of income from houses sold at the end of the project. The houses that cannot be sold will be bought by Toki at 80 percent of appraisal value. Cash payments will be carried out on August 8, 2029. Buy the stock market: Certificate of trading at Borsa ̇stanbul and allows investors to have the opportunity to buy and sell at any time and increase prices. 6- Can more than one person be a house in the house? The system allows many people to become partners by accumulating enough certificates for the same house based on common ownership. When the number of certificates, corresponding to the total value of the house, is collected, the title letter can be performed according to the ratio of shares. In this way, spouse or more than one investor may have housing together. 7- Only those who live in Istanbul apply? There is no residence requirement in the real estate certificate application. Investors living in different cities of Türkiye can also participate in buying certificates by opening an account through authorized brokerage organizations. Therefore, projects in Istanbul can be invested in this country. 8- Each apartment has the same price? With the difference of şerefiye, the price of apartments such as floor and facade will vary depending on their features and thus, customs certificates, according to houses. 9- Can I choose my residence before the project is completed? Damla Kent will be implemented as the first application project of the system. According to the Ministry of Environment's statements, urbanism and climate change and Toki and Emlak Konut Gyo, it aims to spread the model in projects in different provinces of Türkiye in the coming period. Therefore, the system is planned to reach the object wider.
