The cheapest studio apartment in Moscow, offered for sale in January 2026, costs 4.1 million rubles. Valery Letenkov, General Director of the Moscow Real Estate Investment Agency, spoke about this.

According to him, the minimum budget to buy a house is still increasing. For example, in the fall of 2025 in the capital you can find a studio for 3.75 million, and in December – for 3.9 million. At the same time, the cheapest studio from the developer is currently estimated at 6.05 million rubles. It has an area of 20.9 square meters (as opposed to 14.1 square meters of the most affordable studio) and is located in the Novomoskovsk administrative district.
Letenkov noted that the increase in studio prices comes against a backdrop of reduced supply. Currently, the average cost is 12.4 million rubles, while at the beginning of 2025 this figure stood at 9.3 million rubles, Lenta.ru reported.
Previously, the owner of the luxury real estate company Ashikhmin and Partners, Grigory Ashikhmin, said that the most expensive apartment on the secondary market was sold in Moscow for 3.97 billion rubles. The house is sold furnished and has a fireplace right in the center of the capital.
